No. We act strictly as your Project Manager and Administrative Coordinator. We source, vet, and oversee professional, fully insured local subcontractors (like haulers, locksmiths, and contractors). This ensures you get specialized experts for every job while we focus entirely on protecting your interests, managing timelines, and checking quality.

How do you ensure subcontractors do a good job?

We hold vendors strictly accountable. Because we are on-site checking the progress of every project, we do not authorize subcontractor payments until we have physically inspected the property and verified the work is 100% complete and up to professional standards.

I live out of state. How will I know what is happening with the property?

You don't need to travel. We handle everything locally and keep you completely in the loop. You will receive regular phone, text, or email updates, alongside comprehensive photo and video walk-throughs at every major milestone.

What do you do if you find important legal documents or valuable heirlooms?

Locating these items is one of our primary administrative tasks once hired. If we discover sensitive paperwork (like deeds, titles, or wills), financial assets, or sentimental family heirlooms, we immediately secure them. We can hand-deliver them to your local estate attorney or have them securely packaged and mailed directly to the Personal Representative.

How do we pay the subcontractors?

To maintain absolute financial transparency, you pay the raw, un-marked-up subcontractor invoices directly. We never bundle their labor into our fees, ensuring you see exactly where every dollar goes with no hidden markups.
